A property buyer, whether in London looking at an off-plan apartment in Dubai Marina or in New Jersey looking at a gated community in Kokapet, asks roughly the same first questions. Is the project approved? When will it be ready? How do I pay? How big are the units? What is nearby? Who is the developer, and have they finished projects before?
Most real estate websites answer these questions in a downloadable brochure, a sales call or not at all. The website itself shows renders, a list of amenities and an enquiry form. This playbook explains how developers and brokers in Dubai and Hyderabad can build project pages that answer buyer questions directly, so the first call starts with intent rather than basics.
What is a project page, and what is its job?
A project page is the single page that represents one development: its location, approvals, units, payment plan, timeline and developer. Its job is to answer every question a buyer would ask on a first call, clearly enough that the buyer can decide whether to make that call. Renders support the page; they are not the page.
This is what we mean by building on intent. Before design, decide what each page must achieve. For a project page, the job is a qualified enquiry: a buyer who already knows the unit type, the budget range and the timeline they want. Every section either moves the buyer towards that or it does not belong.

How do Dubai buyers differ from Hyderabad buyers?
Dubai buyers are often overseas, frequently buying off-plan, and comparing projects across several communities from another country. Hyderabad buyers are often local professionals or Indians living abroad, comparing gated communities and apartments along a few corridors. Both want the same facts, but they ask in a different order and trust different signals.

Dubai. Off-plan sales are common, and buyers abroad cannot easily visit. They rely on the website for the developer's record, the payment plan, the expected handover date, floor plans and views. Dubai has its own regulation for off-plan sales, including escrow arrangements for buyer payments, and property advertising generally needs a permit through the Dubai Land Department's system. Show permit details where required, and check current rules with your legal adviser. Hyderabad. Much residential demand sits along the western corridor, in areas such as the Financial District, Kokapet, Narsingi, Tellapur and Gachibowli, with buyers weighing travel time to IT offices and schools. Under India's Real Estate (Regulation and Development) Act, 2016, registered projects generally need to show their registration number in advertisements, and Telangana has its own state authority. The Act also requires sales on the basis of carpet area, so state it clearly. Do brokers and developers need different websites?
Yes, because their jobs differ. A developer's site represents a handful of projects in depth and must carry the authority of the builder. A broker's site represents many projects across developers and must help buyers compare. Both need complete project pages, but a broker also needs honest comparison tools and a clear statement of who they represent.
For a broker, trust comes from neutrality and knowledge of the area. Pages that explain a community, such as what living in Dubai Hills Estate or Business Bay is like, or what the Tellapur and Kollur area offers families, show local knowledge that a portal listing cannot. For a developer, trust comes from delivery. A page listing completed projects, with handover years and photographs of finished buildings, answers the question every buyer of an unfinished home is really asking.
How should a project page show the payment plan and timeline?
As a clear sequence with dates or construction stages, in the same terms the sales agreement uses. A buyer should be able to see what they pay, when and against which milestone. A handover or possession date should be stated honestly, with the date it was last reviewed, and updated whenever the schedule moves.
Construction updates are one of the most useful and most neglected parts of a project page. A dated photo update every month or quarter, showing real progress, does more for trust than any render. Buyers abroad especially value it, because they cannot drive past the site.
Where a detail is genuinely not fixed, say so. On the business school site we built for Chanakya, programme details that vary are marked "Confirmed at counselling" rather than guessed. A project page can do the same with "Confirmed at site visit" or "Confirmed with the sales team". It is honest, it avoids a figure that later has to be withdrawn, and it gives the first call a clear purpose.
How can a website make location and layout concrete?
By replacing adjectives with distances and plans. Instead of "prime location", state travel times to the places buyers care about: offices, schools, hospitals, the airport, the metro. Instead of "spacious homes", show floor plans with dimensions and carpet or built-up areas, labelled consistently across every unit type.
Here is the passage we would ask every developer to read. Buyers in both cities are comparing many projects, often late at night, often on a phone, often with family members in another country. Every project claims a prime location and premium amenities, so those words carry no information. What carries information is specific: a stated travel time to a named office district outside peak hours, a three-bedroom unit with a stated carpet area and a balcony facing a named direction, a clubhouse with a pool of a stated length. Specifics let a buyer compare projects without calling five sales teams. They also make the page useful to Google and to AI assistants, which increasingly answer questions such as which projects near a given area hand over next year. A page that states facts plainly is a page those systems can quote.

How should enquiries be handled across time zones?
Offer WhatsApp alongside the form, state reply hours in the buyer's likely time zone, and confirm every enquiry quickly. Ask only what you need to prepare: unit type, budget range, timeline and preferred contact method. Route each enquiry to a named person, and log it so nothing is lost between sales and marketing.
Overseas buyers often enquire outside office hours.
